Frequently Asked Questions
Straight answers about commercial service
The questions we get asked most, answered plainly. If yours isn't here, call us — we'd rather answer it than have you guess.
Service & Response
Do you handle both plumbing and HVAC?
Yes — both trades, in-house, under one contract. That's deliberate. On commercial properties, a plumbing failure and an HVAC failure often share a mechanical room, and diagnosing them separately means coordinating two vendors who each see half the picture. Working with one contractor removes that gap.
What areas do you serve?
We serve commercial properties in the surrounding region. The best way to confirm coverage for your specific address is to call us at 610-749-6154 or send a quote request — we'll tell you straight away whether you're in our service area.
How quickly can you respond to an emergency?
Our emergency line is staffed 24/7, every day of the year. Response time depends on your location, current call volume, and the nature of the emergency. When you call, we'll give you a realistic arrival window rather than a promise we can't keep.
Do you work on residential properties?
No — we work exclusively on commercial properties. That focus is intentional. Commercial systems operate at pressures, volumes, and duty cycles that residential work doesn't involve, and commercial clients need documentation, code compliance, and scheduling built around business operations.
Pricing & Quotes
How does your quoting process work?
Send us the property type, the system involved, and what you're seeing. We'll review it and follow up with any questions, then come back with a written scope and pricing — usually within one business day. For line and drain work, we may recommend a camera inspection first so the price reflects the actual problem rather than a guess.
Is the quote free?
Yes. Requesting a quote costs nothing and carries no obligation. We'd rather you have a clear number before deciding than commit to work you haven't had priced properly.
Do you charge for emergency call-outs?
Emergency service is priced separately from scheduled work, since it involves after-hours dispatch. We'll be upfront about emergency rates when you call so there are no surprises on the invoice.
Will I know the cost before work begins?
Yes. We provide a written scope and pricing before starting. If we discover something during the work that changes the scope — which happens on older commercial systems — we'll stop and discuss it with you before proceeding.
Maintenance & Planning
How often should commercial systems be serviced?
It depends on the equipment, how hard it runs, and what it serves. A restaurant's grease lines and exhaust need far more frequent attention than an office building's. We build maintenance schedules from your actual equipment list rather than applying a one-size-fits-all frequency.
What's the benefit of a maintenance plan?
Planned maintenance moves spending out of the emergency column and into the planned column, where everything is cheaper and nothing happens at 2 a.m. It also catches wear before it becomes failure, keeps equipment near its rated efficiency, and extends service life.
How long do commercial systems typically last?
Service life varies widely by equipment type, usage intensity, and how well it's been maintained. Well-maintained commercial equipment reliably reaches the far end of its expected life, while neglected equipment often fails years early. If you're wondering whether to repair or replace a specific unit, we'll give you an honest assessment.
Licensing & Compliance
Are you licensed and insured?
Yes — fully licensed and insured for commercial mechanical work, with the coverage commercial property owners typically require before anyone works on their systems. We're happy to provide documentation for your records.
Do you pull permits and handle inspections?
Yes. For work that requires permitting, we pull the permits, coordinate with the inspector, and give you the signed-off documentation when it's complete. You don't need to manage that process.
Do you provide backflow testing and certification?
Yes. We install, test, and certify backflow prevention assemblies, and we file the documentation you need for your compliance records. Annual testing is included in maintenance plans where applicable.
Can you work with my insurance or property management requirements?
In most cases, yes. If your insurer or property manager requires specific documentation, certificates of insurance, or reporting formats, tell us up front and we'll work with those requirements.
Still have a question?
Call us and describe what you're dealing with. We'll give you a straight answer — even if the answer is that you don't need us yet.
